We're a property management platform that enables you to self-manage your investment property in Australia.
We provide the tools, automation, and support to handle everything a traditional real estate agent does - at a fraction of the cost.
How much does LANTECH cost?
2% commission on collected rent. No setup fees, no admin fees, no maintenance markups.
We will never charge you more. EVER. The commission rate you pay when you sign up will forever be your rate - this is our way of rewarding loyal customers.
Why pay 2% if I'm self-managing?
We automate the majority of compliance requirements including lease renewals (rolling or fixed), rent increase timing, inspection scheduling, and notice to vacate procedures that vary by state and territory. Our payment system includes direct debit to ensure timely collection, with automated follow-up if tenants fall behind.
If a tenant fails to pay or causes damage, we have processes to initiate notices to vacate. We can also guide you through advertising and tenant screening when needed.
Does LANTECH need a real estate licence?
No. Because we're enabling you as the owner to self-manage, we don't need a real estate license. If you require us to be involved in legal representation or inspections, we act as your representative rather than as a real estate agent.
What happens to inspections?
They still happen - you choose when and whether they occur on a set frequency (e.g. every 9 months) or on an ad-hoc basis.
You'll conduct the inspection yourself (we provide instructions), or we can conduct it on your behalf for a fee.
What happens to maintenance requests?
Tenants raise maintenance requests directly via their account, which sends you a notification in the app and via email. You can approve/reject requests directly in the app, contact your preferred tradesperson, or ask us to help coordinate repairs on your behalf.
What about lease agreements and renewals?
LANTECH provides compliant lease templates and automates the renewal process. The platform reminds you when renewals are due and can send renewal offers directly to tenants.
What if I need help?
We're Melbourne-based and available via phone/email (WhatsApp coming soon). Unlimited support is included in your subscription.
